Commercial real estate, handled by someone who has sat on the other side of the table.
Mark Dransfield is a REALTOR® and a licensed Commercial Real Estate Broker. Three and a half decades across finance and real estate — including work as a lender in both the public and private sectors, and involvement in numerous real estate and commodity projects — inform how he reads a commercial deal.
What I actually do
Capability built on three decades at the intersection of finance and real estate.
Representation
Acting for buyers, sellers, landlords or tenants on commercial property, as a licensed Commercial Real Estate Broker. The process is guided personally from first conversation to close.
Underwriting perspective
A background that includes reading deals from the lender's side as well as the principal's. That shapes how a transaction is structured and what questions get asked early.
Lending fluency
Time spent as a lender in both public and private sectors means financing conversations are familiar ground, not a translation exercise handled by someone else.
Project experience
Involvement across a range of real estate and commodity projects over the years informs a practical, grounded view of how commercial transactions actually proceed.
How it starts
Every commercial engagement starts with scope — what the client is trying to achieve, over what horizon, and what the financing looks like. If a deal sits outside what Mark should take on, he will say so plainly, early, rather than later.
Process
How a commercial engagement proceeds.
01
Scope
A plain conversation about what the client is trying to achieve, over what horizon, and how the financing is expected to work.
02
Market work
Research and groundwork specific to the property or requirement, informed by a finance and lending background as much as a brokerage one.
03
Positioning or search
Depending on the client's side of the table, the property or requirement is positioned, marketed or actively searched for with the same discipline.
04
Negotiation & close
Terms are worked through directly and personally, with the aim of a clean, well-understood close for everyone involved.
Have a commercial property or requirement in mind?
Whether you are on the buying, selling, landlord or tenant side, scope is the first conversation. Reach out and Mark will tell you plainly whether it is a fit.
